MARKET INSIGHTS
More to Choose From - and More Snow on the Way
 February in the Vail Valley always brings a mix of momentum and reflection - and this year is no different. Inventory across the market is up 15.7%, giving buyers more choice and creating a healthier, more balanced landscape than we’ve seen in recent seasons. At the same time, contracts are down 5%, with unit sales and overall dollar volume trailing last year by 10% and 18%, respectively. These numbers reflect a market that’s taking a breath - less urgency, more intention - and that’s not necessarily a bad thing for either side of the table.

 For sellers, this environment rewards thoughtful pricing and strong presentation more than ever. Buyers are engaged, but they’re selective, well-informed, and patient. The good news is that serious demand is still there, especially for well-located and well-positioned properties. We’re seeing deals get done when expectations align with current market realities, reinforcing that strategy - not speed - is the key driver right now.

 On the lifestyle side, February is shaping up to remind us why winter here is so special. Forecasts are calling for additional snowfall in the weeks ahead, which should energize the slopes, boost visitation, and reignite the buzz that naturally spills over into real estate activity. From powder days and après-ski to events and dining throughout the valley, the coming stretch of winter has all the ingredients to support both our community and our market. As always in the Vail Valley, opportunity tends to follow the snow.
